  • Marketing: Our aggressive marketing strategy is a proven technique that ensures your rental property is rented throughout the year as a “Vacation Rental”; not just a “Seasonal Rental”; maximizing the income producing potential. We heavily blanket the internet on a least 15 websites that give your property national and international exposure. Our ads include a professional, detailed description along with numerous photos capturing the rental unit itself and the surrounding area to sell the prospective tenant on your rental. All properties are added to the Multiple Listing Service (MLS), exposing the property to over 5,000 local Realtors. We advertise our Annual Rental Listings with the same marketing strategy. Our Annual Rental Listings stay on the market vacant on average less than 60 days.
  • Tenant Selection: The prospective tenants are thoroughly screened with a rental process that includes: an application to rent form, verified income, employment verification, landlord references, a credit report, and a criminal and public records (evictions) report.
  • Property Inspections: Our office conducts  detailed pre-inspection prior to the tenant moving in complete with photos documenting the property’s current condition to keep on file. We also take full inventory of our furnished units. Post Inspections are performed by our office on day of check out and cleaning services are arranged accordingly.
  • Repairs and Maintenance: At Banyan Naples; we arrange for any necessary repairs and maintenance using only reputable, licensed and insured professional vendors who can provide a quality service at a reasonable rate. Our office has a 24 hour emergency service number available for all tenants.
  • Accounting: Our office is responsible for the collection of all rents, security deposits, and all applicable state and county required taxes. Per an owner’s request, vendor/maintenance bills can be paid from an owner’s account. Our accounting department provides a monthly statement with copies of all invoices/expenses.
